West Eugene Real Estate
The heart of this neighborhood is West 11th, Eugene’s busiest commercial street, which is home to restaurants, shopping centers, department stores, chains, and local businesses and services for virtually every need. West 11th is also a hub of activity every day, and is the primary way out of Eugene for people headed to Florence and the Oregon coast.
Just off west 11th to the north, from Chambers St on the east all the way to Green Hill Rd is some of Eugene’s largest industrial and commercial businesses, supply houses, warehouses and manufacturing plants. But also, one can find, the Oregon DMV, one of the areas most rabid sports bars, a “must see” clock shop and museum, the regions largest food bank, and a one-of-a-kind electronic recycling outlet. There is traditional and non-traditional shopping for the homeowner, the contractor and the business professional.
On the other side of West 11th is the areas primary residential area, bordered by the Amazon Parkway bike and pedestrian pathway. This is truly a non-motorized commuter-way well used by sightseers as well as people traveling to and from work and school. Although this is one of Eugene’s largest neighborhoods, by land area, it is perhaps it’s smallest by population. As busy as it seems to be throughout each day and night, it is only home to less then 1,000 residents. Almost all of whom live in multifamily housing along the Amazon Creek area.
Parks & Recreation
In the middle of this neighborhood is the heart of the West Eugene Wetlands – Willamette Daisy Meadow, Tsal-Luk-Wah and Bertelsen Nature Park. Within these areas are excellent hiking, biking, and walking areas, nature trails, wetlands viewpoints, and bird watching.
The area is also home to significant commercial and industrial development, and many businesses have added landscaping and park-like amenities to their facilities.
For the commercial and industrial investor, opportunities abound in this neighborhood, although available land currently zoned RA Suburban Residential is still readily available. There are a number of available turnkey commercial and industrial sites ready for sale or lease, as well as a variety of building sites that are shovel-ready. In addition, there are tracts available waiting for development and installation of utilities.
In recent years, a number of long time local Eugene businesses have relocated to this area with its easy access to West 11th and also Belt Line Rd, and this trend is expected to continue. By the year 2013, Lane Transit District will be completing the West 11th part of the EM-X transit system. The precise route is still in planning, comment and review stages, with three primary alternatives available. The final decision and actual construction will likely have a significant impact on the commercial opportunities along the route.
